RENT STABILIZATION:
Nick would co-sponsor this bill to ensure that renters have the stability to stay in their units. Most of us do not get 25% pay raises in a single year, so why should our rents go up that much? I support stabilizing rents to 12.5% annualized for renewing renters.
EXPAND PROPERTY TAX EXEMPTIONS FOR SENIORS:
Nick will propose expanding the existing senior property tax exemption programs for homeowners over 75 whose household income is below $50,000 annually. This will prevent anyone over 75 from paying over 20% of their income to property taxes. This would be funded through a combination of state reimbursement programs and revenue generated from regulating short-term rentals and closing corporate tax loopholes.
REGULATE PRIVATE EQUITY :
Private equity and investment funds are backing big-time developers who are taking renters and new homeowners for a ride. It is projected that 40% of the housing supply in the US will be owned by corporate landlords by 2030. WE MUST STOP THIS by reining in corporate greed and restoring the American Dream. WE WANT PEOPLE BUYING HOMES, NOT CORPORATIONS.
REQUIRE PUBLIC HEARINGS ON ALL TAX BILLS:
It is always easy for the state to raise your taxes while stifling your voice. Every new tax must have a public hearing to allow public comment and feedback.
IMPROVE HEALTHCARE CONNECTOR:
The Mass Healthcare connector for self-employed and small business owners is failing Main Street. As a small business owner, Nick has experienced firsthand how the Health Connector fails Massachusetts small businesses. While the individual marketplace works well, the Small Business Health Options Program (SHOP) offers limited plan options at rates that are often 15-30% higher than what large employers pay for comparable coverage. Its just not fair. Nearly one-third of small businesses dropped health insurance coverage from one year to the next, with rising health insurance burdens. Nick will also support an amendment to allow for quarterly enrollment instead of annual enrollment to allow greater flexibility for small businesses to adjust their plans and contributions. Washington State has delivered this with its small business public option (Cascade Care), which has reduced premiums by an average of 10% in participating counties.
ACCESS TO SMALL BUSINESS EMERGENCY CAPITAL
Nick will support creating a streamlined emergency loan program giving every eligible small business access to up to $10,000 at a fixed, affordable rate when they need it most. Right now, Massachusetts lacks a clear pathway for small businesses to access federal dollars through the State Small Business Credit Initiative (SSBCI). New York has already built that pathway — deploying over $500 million in SSBCI funds through a simple, accessible portal that connects business owners directly to capital. Massachusetts should do the same. Our small businesses can't afford to wait.
REGULATING AI:
AI is out of control. It is taking away entry-level jobs, hurting small businesses, and is causing harm to our children. Nick will fight to put forward common sense regulations such as: Age gating, fighting AI revenge Porn, Intellectual property copyright infringement policy, and ecological solutions to prevent harm to our neighborhoods.
FUND OUR DEPARTMENTS
Our police officers work hard to keep our communities safe, and they deserve the resources to maintain high standards. That means reliable funding for new technology, ongoing firearms training, and community engagement initiatives. Supporting our officers is supporting public safety.
FUNDING FOR SOCIAL WORKERS
Our officers have been given an impossible task. Currently, they are on the frontlines of homelessness crises, mental health crises, and drug overdose emergencies. Expanding departments to include licensed clinical social workers will be crucial to supporting the work our law enforcement partners do to keep our communities safe.
STRENGTHEN Melissa's Law:
We need to ELIMINATE the 3 strikes and you're out rule for victims of rape. Nick believes 1 strike and you're out. Women should not have to fear men with previous convictions being out on the streets. If you can't do the time, don't do the crime.
FIGHT ADDICTION:
Nick will fight to ban and regulate dangerous substances such as Kratom products, also known as "Gas Station Heroin". These products are already banned in several states, and Massachusetts has zero age-gating or regulation on either manufacturers or retailers. Nick will fight to protect kids from falling into a path of addiction. Learn more here
RE-CLASSIFY SQUATTING AS A CRIMINAL OFFENSE
Local landlords and small business property owners should not spend their valuable time in court fighting squatters. This offense should be changed from Civil to Criminal Trespassing. Denying the property rights of an owner is an infringement of the owner's rights, and squatters should be criminally charged. As it stands in MA, property owners cannot simply call the police to remove perpetrators from the premises. Thus, disputes that require legal proceedings through the court system can be time-consuming, costly, and emotionally draining.
